Do not beat yourself up over the second coat. That did not cause the flaking. Any water-based sealer will wear the way yours did and will then be much more difficult to maintain. While the Sherwin-Williams folks seemed like they were helping, you need a pentrating oil-based sealer. It would not have been sticky (much easier to apply) and, more importantly, yearly maintenance would have been a snap. With a penetrating sealer, you simply clean the surface and re-apply whenever the deck is starting to lose its color.

Yours is a great profile into why restoring and treating a deck is not always a DIY job. We do decks every week here in SoCal and know how bad some of the ones we are seeing are before we restore them. Thanks for sharing

Joe,
It looks as good as the day we installed it. We've had a pretty harsh winter, and we have ve seen no issues whatsoever. I wouldn't say that our basement temp swings hugely though. If this were in the garage I could see it freezing and thawing maybe. My wife trains clients on it every day, and the surface is fairly scuff resistant as well. Not 100%, but pretty good. So far, I would continue to highly recommend this product. Thanks for your comment!

Kris -

Hope you see this comment a long time after the fact. I am researching basement flooring and this Flexi-Tile seems like a great solution. But a review of a similar product at Lowe's says that the tiles will warp and bend when the temperature changes, forcing you to reinstall the floor at every change of season. Have you had any problems like this with Flexi-Tile? Any other positive or negative impressions after 1.5 years?

Hi!
This is Rahul Deo from Mumbai, India. My wife Urmila has been suffering from Ovarian cancer for more than a year and a half. Her entire reproductive system has been removed and she had gone into remission. But it has reoccured and she has already received four chemos.
She is in pain and is in need of all the prayers from whoever and wherever. I earnestly request to kindly pray for her.
Thanks,
Rahul Deo

I'm doing my living room with crown now, and it's very validating to hear your suffering. I regret now my lust for 9 foot ceilings..though at least Lowes was selling the crown I wanted in 8 foot sections for the same price per linear foot, making the multiple trips to the garage a little more bearable. This weekend is the sanding/caulking/painting/finishing time! At least there is "finish" in there somewhere..

I am a former colleague of Wendy's in Columbus, Ohio at Chase Manhattan Mortgage. I pray for all blessings and healing during her battle. My wife also battled and beat breast cancer about 5 years ago so my faith says that Wendy will as well.

God Bless

Hi Kris,

I love your story. That is just the way the is just the way the crown is done. Fail your self to success. Isn't that fun to go in and out with a 16 footer several times just to find out that you are wrong again? I did a lot of crown over the years but what is really hard is cathedral ceiling. Or atleast I felt like it. Probably because I have done only 2 ceilings like that.
